Build a Custom Home in Queenstown, New Zealand

  • More Australians are choosing to build in New Zealand - here's why Queenstown is leading the conversation.

For those thinking about building in New Zealand, Queenstown offers something rare: extraordinary lifestyle, a simpler tax framework, and an award-winning local building team with deep roots in the region.

Why Australians Are Choosing New Zealand Right Now

The shift is real. Australians aren't just investing at home anymore. Former Google executive and Australian investor Ed Carlson - who recently purchased a home in Queenstown's Kelvin Heights - predicts an influx of Australians to New Zealand following the changes. Read the full story.

Lower returns, fewer deductions, and a changing tax environment are prompting more people to look across the Tasman - and Queenstown is getting serious attention.

Australia's recent federal budget changes have moved to restrict negative gearing, reduce the capital gains tax discount on established properties, and limit deductions for property investors. The result: higher holding costs, less tax efficiency, and less certainty than Australian investors have been used to.

New Zealand offers a different picture.

    Overseas Buyer Rules

    N/A

Australians generally don’t need OIO consent

Only NZ-sourced income taxed in NZ

For those making the move to New Zealand permanently, the tax environment is simpler and more stable - with fewer moving parts and more long-term certainty.

An important note for Australian residents: If you're investing in NZ property while remaining an Australian tax resident, the ATO taxes worldwide income and gains - meaning Australian CGT rules may still apply. The full benefit of NZ's tax environment generally applies to those who relocate and establish New Zealand tax residency. We'd strongly encourage anyone considering this move to seek qualified cross-border tax advice.

"My wife and I built with David Reid Queenstown at Jacks Point in 2020 during Covid. I own a building company in South East Queensland and was very much looking forward to making multiple trips during construction to keep tabs on everything. Unfortunately, Covid lockdowns meant the entire house was constructed from start to finish with travel restrictions being in place. I didn't have to worry about a thing though. I received weekly updates from my site manager with multiple photo's each time showing the progress. They also provided me with details each time on what was scheduled to be done in the next few weeks as well. Fast forward to April 2021, the travel bubble opened, the house was finished and I flew over for the practical completion inspection. I was absolutely blown away by the quality of construction and attention to detail. It's the first practical completion inspection I've ever been to where there was virtually nothing to be done prior to handover. From a pre-construction point of view, it was much the same. Great communication and attention to detail. I would not hesitate in having David Reid Queenstown build another house for me." - Anthony Gilbertson

    Frequently Asked Questions

Can Australians buy property and build in New Zealand?

Yes - and more straightforwardly than many people realise. Australian citizens and permanent residents can purchase residential property in New Zealand without requiring Overseas Investment Office consent. It's one of the reasons so many Australians find the process refreshingly uncomplicated compared to other markets.

Is there really no capital gains tax in New Zealand?

New Zealand does not have a broad capital gains tax. For residential property held beyond two years, there is generally no CGT in NZ. However, if you remain an Australian tax resident, the ATO taxes worldwide income and gains, so Australian CGT rules may still apply to NZ property you hold. For those who relocate and establish New Zealand tax residency, the picture is much more straightforward. We'd always encourage you to speak with a qualified cross-border tax adviser to understand your own position clearly.

Do I need to be in Queenstown to build with David Reid Homes?

Not at all. Guiding clients through a remote build is something we do well - and do regularly. We make it our responsibility to keep you informed, involved, and confident at every stage, regardless of where you are in the world.

What areas do you build in?

We build across the wider Queenstown-Lakes district - from Gibbston Valley through to Glenorchy. Our portfolio includes some of the region's most sought-after addresses: Jacks Point, Arrowtown, Hanley's Farm, Koko Ridge, Lake Hayes, and beyond.

What can I expect when building with David Reid Homes?
